Three weeks later, we had all the necessary documentation and their appraisal and I submitted everything for review. In the meantime, I ordered a title search in anticipation of the lot being listed for sale and found an error in a prior recorded satisfaction for this same lot.

I got to work reaching out to the old note holder that issued the satisfaction and my underwriters gave me the proper language for a new satisfaction to be issued and recorded.

In just over 4 weeks, we received approval for the lot split AND had a new, clean satisfaction to record so the lot was ready for sale! We successfully closed on the sale of his lot and in the past 3 years I’ve handled more closings for this client and his family.
