Many buyers receive loan pre-approval before they begin shopping for a home, which is an excellent first step. You know what range you can look for and you feel confident in that choice.

You may not know this, but even after a contract is signed, the lender continues reviewing financial documents, employment information, credit history, assets, and underwriting requirements before issuing final approval.

Sometimes the lender requests updated pay stubs, bank statements, or more clarification on a newly made large purchase.

None of these situations automatically prevent closing, though they can affect the timeline if documents are delayed.

Every property has a history, and most of those histories are straightforward. But we wouldn’t be human if there weren’t some unexpected twists in the mix. I’ve seen unreleased mortgages from many years ago, an overlooked probate matter putting everyone in a tizzy, and recording errors that nobody noticed until the ownership changed.

I once had a seller mention during the listing appointment that her husband has dementia. The agent came to me immediately afterward and asked “so, how do we handle this?”

I had the agent call the clients directly. Then, we could chat and find out the behind the scenes information: the wife was upset with the husband because he had driven down a one way street earlier in the week.

My underwriter instructed me to contact their family doctor after the sellers gave approval for the doctor to communicate with me. I sent a notary with a detailed affidavit affirming the husband did not have dementia.

Once I had that, we were able to move forward with the listing and the closing was swift and smooth.

This is one reason I enjoy staying in regular contact with buyers, sellers, lenders, and Realtors throughout the process. Being available outside of regular business hours means that I get to make sure that everything stays on track.

Real estate transactions involve people: people who have families, careers, vacations, unexpected illnesses, travel delays, and everything else that goes into living this life.

When people imagine delayed closings, they often picture one enormous problem.

In reality, delays are frequently the result of several smaller details that simply weren't communicated early enough.

My clients appreciate knowing where things stand, even when the update is simply that everything continues moving exactly as planned.

I encourage clients to call or text me anytime they have a question and not to wait for business hours or days.

Worry and frustration can build if you have to wait for business hours. Whereas I can probably offer a quick answer or a 10 minute conversation to explain something more clearly to keep that worry at bay. Even if I don't have the complete answer, I can at least have a conversation with you, share what I do know, and let you know confidently that I’m emailing or leaving a voicemail for the expert who does know the full answer (and they will get back with us ASAP).

I don’t like to be hanging when I have worrisome thoughts and I don’t want others to feel like that especially during the sale or purchase of their home.

The heavy-lifting often happens before the closing date where I am reviewing title records, coordinating with lenders, following up on outstanding documents, communicating with realtors, confirming funds and deposit accounts, and double-checking all those legal descriptions.

By the time the closing date comes around, I have already made sure that everyone knows where to be and when.

A smooth closing experience is all about those moments behind the scenes…that you don’t have to worry about when buying or selling your home.

It's also why I enjoy being available whenever questions come up, even if those questions arrive after normal business hours.

Helping someone sleep better the night before closing is every bit as rewarding as handing them the final documents.

One extra day rarely tells the whole story: the additional time might just be to allow the lender to complete underwriting or fix a title issue or breathing room to properly review final documents.
